HOW WE EVALUATE YOUR HOME

In order to establish the market value of your home, we do extensive research when compiling a Comparative Market Analysis. We look at active listings to establish your competition, sold listings to determine what buyers are willing to pay for similar properties and cancelled or expired listings to determine what buyers are not willing to pay.

WHAT WE CONSIDER WHEN PRICING YOUR HOME:

Active Listings

Active listings are homes currently for sale. These listings are your competition but they are not indicative of market value because sellers can ask whatever they want for their home. They do however help us determine your position in the market and whether we can be aggressive with your price or will need to be competitive.

Sold Listings

Similar homes that have SOLD within the past six months are your comparable sales. These are the sales an appraiser will use when appraising your home for the buyer should they require financing. Sold properties ultimately determine what your home is worth. By comparing the features of similar homes such as lot size, upgrades, updates, size, etc. we are able to assess what a buyer is likely willing to pay for your property in the current market.

Canceled or Expired Listings

These are properties that were taken off the market or expired. In most cases the reason these homes were removed from the market is because the price was too high. The median prices of this group will almost always be higher than the median prices of comparable sales. We use this information to establish a ceiling or what a home will NOT likely sell for.

Examining Comparable Sales

Comparable sales are those that most closely resemble your home. It is difficult to compare a tri-level home to a single- story home. As experienced agents that know your neighbourhood, we are able to properly compare similar properties.

1 | Preparing the Home

Staging is a small investment that could be worth thousands in your pocket that we include with all our listings!

Statistics show that a professionally staged home will sell for more money in less time and therefore we include this service for all our listings. We hire a professional stager and provide you with a free consultation and “showcase” staging service to ensure your home is presented in the best possible way. Accredited Staging® Professionals use a proven set of guidelines and do a thorough inspection to evaluate the home’s market appeal indoors and out. The initial consultation includes a room-by- room walk through to identify all possible issues regarding cleanliness, clutter, repairs, and furniture re-arrangement. The stager will then provide a written report with some possible todos. Once your list date has been set, the stager will return a couple days prior to “Showcase” stage your home (should you decide you want the service). The stager may bring in art, bedding, towels, pillows, vases etc. They will also move and arrange furniture accordingly.

2 | Professional Photography & Video

Professional photos of your property, properly marketed, will be the single biggest driver of in person showings.

Once your property is on the market we are constantly researching and evaluating the marketability of your listing. One key component, often overlooked by many Realtors, is showing feedback. By collecting and recording feedback from showing agents and buyers, we able to assess any issues with the property and can address them accordingly. We are also able to track interested buyers and keep them updated on the status of your listing.

We provide you with regular feedback as received. We have a good relationships with many local Realtors and have a high response rate from our feedback requests.

Open houses will add market exposure by allowing buyers who may on the fence to see your property. It also opens up the door to Buyers who have been through with their agent, another chance to come back and have a free and open look. Open houses are always promoted and advertised on numerous websites such as Realtor.ca, Century21.ca, Jamiesells.ca, youraddress.com, vieirateam.com etc. We also put out “Open House” signs well in advance to stir up interest.

Agent Open houses are held on a predetermined day for your neighborhood. This open house allows agents to preview your property for their prospective buyers and gives us a chance to get feedback on price and décor. Agent open houses are normally held in the mornings between 10-12pm and generally only done at the beginning of the listing.
